The old Party City building at 292 Boston Post Road used to be the place you went for balloons and paper plates before a birthday. This winter, the birthday party itself can happen there. The building has been split into four spaces. As of this fall, toddlers are taking soccer classes on one side, adults have Pilates on another, and a play café with two party rooms is expected to open in December.
The same thing is happening up and down Route 1 in Orange. Spaces that once sold merchandise are being rebuilt for things you do: eat brunch, play, exercise, get fitted for running shoes. Most of the new indoor options for families arrive over the next few months, and the biggest projects don't land until 2027. Here's how that shift looks building by building, starting with what you can visit this weekend.
The latest general newsletter from the Orange Economic Development Corporation is dated August 5, 2026. It describes 292 Boston Post Road as "recently subdivided into four spaces," with three leased and a 3,361-square-foot space still on the market. Plaza traffic will also reach the Subway already in the center. Patch reported in October that the tenants include KidsUnited Soccer, Club Pilates, and Joyville Play & Cafe.
Here's what's in the building now:
On a cold Saturday, one parking lot can now cover a toddler's soccer class and a parent's workout. A few months ago that same lot served a party-supply store.
Two newer spots along Route 1 are already open. The Amity Chamber of Commerce hosted a grand opening for Genesis Brunch & Co. at 501 Boston Post Road on Saturday, September 26. The Chamber reported that more than 100 people "braved the wind" for the ribbon-cutting, and the restaurant opened for brunch right after. Owner Erica McQueen also co-owns Queen's Delight Cafe in Bridgeport. Dishes named in the Chamber's write-up include rib eye steak and eggs, croissant pizza with a truffle-drizzled garlic crust, Bang Bang Fried Cauliflower, a Salmon BLT, and Crispy Chicken & Pancakes. The renovated space has a bar, several dining rooms, private booths, an outdoor patio, and a photo booth.
At the ceremony, McQueen said, "Today we celebrate new beginnings, beautiful moments, great food, amazing drinks, and the beginning of something special," according to the Amity Chamber's account.
Down the road, Marathon Sports is open at 464 Boston Post Road. The OEDC noted that restaurant, police, and fire workers can get fitted there for everyday work footwear, not only running shoes. The brand has 32 stores in New England.
Some of the indoor options closest to home are free. Case Memorial Library has a children's STEAM Club on Tuesday, November 10, from 4 to 4:45 p.m. in the library's Craft Room. On Tuesday, December 1, from 2 to 3 p.m., the library hosts a virtual author talk with Shelby Forsythia. Library programs can fill up. The calendar already marks the November 2 ravioli cooking class as full, so register early if something catches your eye.
Joyville is the clearest example of where the Post Road is headed. The Connecticut Scoop reported on October 6 that the play café will take up 4,319 square feet at 292 Boston Post Road. Plans include a coffee counter, a dining room, a play village, a toddler soft-play section, and two party rooms, with renovations estimated at $276,510. The menu is expected to include drip coffee, espresso drinks, baked goods, and pastries. The Scoop pitched it as a place where parents can take a break while their kids play.
Patch, citing the OEDC, reported that construction was expected to start soon and the play space should open in December. If you search for it, note that the Scoop says this location is not affiliated with the Joyville Indoor Playground locations in Massachusetts.
Once Joyville opens, one former retail building on Route 1 will offer soccer for kids, Pilates for adults, and coffee and party rooms for both.
Some of these projects are moving slowly, and that matters if you're making winter plans around them. "Coming soon" can mean many months, so treat these as projects to watch and wait for an opening date before you plan around any of them.
| Address | Business | Former occupant | Latest public status |
|---|---|---|---|
| 80 Boston Post Road | JW Playworld | LA Fitness | Announced in October 2024 as a 50,000-square-foot children's entertainment center aiming for fall 2025; still "Opening Soon" in the August 2026 OEDC newsletter |
| 80 Boston Post Road | Yemerica Coffee | Same building | "Opening Soon," August 2026 |
| 348 Boston Post Road | Nan Xiang Soup Dumplings | TGI Friday's | Renovations underway as of August; the restaurant's own site still says "Coming Soon" |
| 440 Boston Post Road | The Wok | Five Guys | Announced May 2026; "Opening Soon," August 2026 |
| 112–116 Boston Post Road | Modern Tea Shop, Gemini Nail Salon | Not listed | "Opening Soon," August 2026 |
| 464 Boston Post Road | The Head Spa | Not listed | Announced May 2026; "Opening Soon," August 2026 |
JW Playworld is the one families have waited on longest. The Connecticut Scoop first reported it in October 2024 with a fall 2025 target. That target has passed, and the August 2026 newsletter still lists it as opening soon. Nan Xiang has been on the Friday's site since Patch reported it in March. Renovations had started by August, but no opening date has been announced.
Every business in that table fits the same pattern as 292 Boston Post Road. A play center replaces a gym, and dumplings, tea, and a head spa fill former chain space. These are places you stay a while, and most of them are still under renovation.
The largest projects in the pipeline are timed for next year:
Off Route 1, the Noble Gas project at 88 Marsh Hill Road includes an ice cream shop along with the gas station and drive-thru convenience store. As of August, the OEDC said no opening date had been announced.
There are also three spaces nobody has named yet. The August newsletter listed 200, 223, and 236 Boston Post Road as recently leased but "not ready to be announced," and the OEDC promised details in its next newsletter. The OEDC news page still lists August as its latest general newsletter, so those three tenants haven't been announced yet.
